Macrossans Lawyers advise both lesees and lessors in many industries with leases and sub-leases, focussing on achieving the best possible outcome.

Our expertise includes:

  • Preparing leases, agreements for lease, letters of offer, and fitout and incentive deeds
  • Finalising the leasing process by overseeing the signing, stamping and registration of the documents, as well as obtaining mortgagee's consent where necessary, and ensuring bank guarantees are adequate

Our experience

Childcare

We specialise in development leases, management leases and business operation leases for childcare centres located on stand alone allotments, Crown land, within shopping centres and on church property. We have assisted a listed property trust in negotiating leases and management agreements for over 400 childcare centres. We have also assisted councils in the transfer of leases of council-owned childcare centres and the management of family day care and in-home care schemes to alternative providers.

Commercial landlords

Macrossans Lawyers acts for private owners of commercial buildings. These owners include foreign investors in joint ventures, pharmacy groups, financial services groups and family based investors.

Our expertise includes:

  • Multi-jurisdictional lending
  • Preparing commercial space leases, fit out deeds, incentive agreements and other lease documentation, including negotiating leases with Government tenants.
Retail

We act for private owners of large and small shopping centres in the purchase/sale of centres and managing agreements for lease, ongoing leasing, assignments and subleases. We also represent tenants in negotiating shop leases.

Telecommunications

We have acted for Vodafone and One.Tel, securing tenure for mobile phone networks throughout Queensland via leases, licences and, where necessary, statutory notices under the Telecommunications Act 1997.
